Riverside Gardens

Here Sovereign established an innovative development partnership with West Berkshire Council and Croudace to redevelop a former school site for a mixture of housing for market sale, affordable rent and shared ownership. We forward funded the land purchase and amalgamated the site with our own adjacent property holdings to ensure that maximum value was returned to the Council via the cross-subsidy provided through the market sale housing.

This partnership approach enabled us to jointly control the detailed design and planning process, maximise the volume of affordable housing created and ensure that the social housing properties were fully integrated into the scheme by 'pepper potting' them throughout the development. In addition to the capital funding generated towards the provision of the new school, a purpose-built community centre, multi-use games area and other sports and leisure facilities were provided for the Council on site.
