This is one of our 'flag ship' estate regeneration schemes. Here Sovereign and Lovell are worked in partnership to turn a 'hard to let' and heavily stigmatised former council estate into an integrated and sustainable mixed tenure community.

We have replaced 97 unpopular flats and houses with 110 new homes for a mixture of market sale, shared ownership and affordable rent, including flats for key workers, temporary homeless accommodation and adults with learning disabilities. We successfully achieved our objectives of increasing density (to 45 units per hectare) and redressing the previous tenure imbalance, by introducing housing for sale (56 units) whilst retaining the core of the existing community within the new development.

We worked closely with the local Residents' Action Group over three years on every aspect of the design concept, from initial site layouts through to the internal specification and colour schemes of the completed properties. The residents' input was critical to our achieving a planning consent for an mixed tenure scheme, at a higher than usual density, including two home zones and based on the principle of 'pepper potting' the social housing throughout the development. We intend to build upon this model to produce future integrated tenure schemes through private developer partnerships.

Most of the properties were 'pre-sold' off-plan, and the scheme has generated a capital surplus of £2.40M, including overage of some £300,000, for Sovereign to reinvest in future regeneration projects.
